Why choose Cyprus
A Mediterranean climate, a safe environment, solid infrastructure and a high standard of living keep Cyprus among the most popular destinations in Europe, both for moving here permanently and for spending a few months a year on the island.
warm, sunny days last almost the whole year, and the settled, predictable weather makes everyday life here calm and simply pleasant
English is widely used across the island in public offices, healthcare, banking and retail, which makes day-to-day life straightforward from the start
food, bills, transport and services all cost less than in most European countries, which noticeably lowers the cost of living
local farms and fishing boats supply fresh produce all year, and the short supply chain shows in the quality and taste of everyday meals
low crime and a calm, friendly atmosphere make the island one of the safest places to live in the Mediterranean
the school system follows the British model, and certificates and degrees earned on the island are recognised worldwide, well beyond Europe
Why choose Cyprus
mild winters and long, warm summers keep the island attractive all year, with a swimming season far longer than at Mediterranean resorts in Europe

The property market in Cyprus
Steady price growth, rising tourist numbers and favourable buying terms draw both investors looking for regular rental income and buyers counting on the value of their property to rise.
the purchase can be spread over equal, interest-free instalments, with no bank involved and no credit check, which makes the whole transaction far simpler
rental tax is among the lowest in the region and the annual cost of keeping a property is far below European levels
prices have been climbing steadily for over a decade, and properties bought during construction gain the most before completion
a management company can take care of the property: it runs the lettings, settles the income and keeps the flat ready for the next guests
apartments start at GBP 60,000, a level simply out of reach in popular destinations such as Spain, Dubai or Thailand
tourists fill the summer months and students of local universities the rest of the year, so letting is not limited to the holiday season
The property market in Cyprus
The tourist season runs from spring to autumn and the academic year fills the remaining months, so an apartment finds tenants in almost all twelve.

The property market in Cyprus
A comparison of housing price growth since 2017: Northern Cyprus, Southern Cyprus and the average across the European Union. Since 2022 the north has risen fastest, overtaking both the EU average and the south of the island, with a total gain of 74 percent.
All three lines show a price index in which 2017 equals 100%. Data for Southern Cyprus and the European Union come from Eurostat, house price index prc_hpi_a. No official price index is published for Northern Cyprus, so the figure has been compiled from our own transaction data for the Girne, İskele and Famagusta markets, on a deliberately conservative assumption of 74% growth over the whole period.

questions and answers
We have gathered answers to the questions buyers ask most often: separately for those planning to live on the island and for those investing in property.
Invest on the island
A reservation requires a deposit from GBP 5,000, the first instalment is 35% of the price and the remaining 65% is paid in agreed instalments, with no interest at all.
The schedule is set individually, from a few instalments up to 120; all of them remain interest-free, with no credit check on the buyer.
Letting is handled by management companies, which take bookings, settle charges and taxes, then report every step to the owner as it happens.
Yes. Selected developments come with a guaranteed rental agreement: the owner receives a fixed annual return regardless of occupancy.
For a similar standard, property in Dubai or Thailand often costs twice as much and paying in instalments is rarely an option there.
Live on the island
Mild: nights stay above +10°C and with 330–340 sunny days a year winter amounts to cooler evenings, without frost or snow.
the school system follows the British model, certificates and degrees earned on the island are recognised worldwide, well beyond Europe
The island is one of the safest destinations in the region, crime remains exceptionally low and daily life goes by quietly.
No excise duty on alcohol or tobacco, prices below duty-free levels, an unhurried pace of the day and a life expectancy higher than in the European Union.
The island has a wide network of public hospitals and private clinics, where staff speak English among other languages, and ambulances are free of charge.
